Questions To Ask When Buying a Home
There are a number of questions to ask when buying a home from us. More than anything else, never assume anything that isn’t explicitly in writing. Further, it is always a good idea to clarify anything that is in writing but that you don’t understand.
With that being said, below are some of the most important questions to ask when buying a home from RidgeCrest Home Sales. Reviewing them before making a purchase can go a long way in solidifying what you should expect, so neither buyer nor seller are surprised along the way.
RCHS will provide you with a flyer on “What We Offer”. This outlines our standard services included with your home purchase. It also explains our 100% Turnkey Home and Construction Package, as well as our Menu of Services. Be sure to ask every home builder you consider for a written list of included features in their base price.
RCHS will provide you with a list of your chosen options, as well as options you may want to consider. Pricing will be provided for all optional features that are not included in the base price.
RCHS will provide you with a base price for each of our model homes, as well as a list of the standard features included with that price. We’ll also provide you with a list of all options shown in our models with the cost for each. Customers are welcome to add, delete, or change options when ordering their home. For a full selection of options, CD and online catalogues are available for your convenience.
RCHS will provide you with a copy of the standard features specific to your selected floor plan. Standards will vary between manufacturers and product lines so it’s important to know what you’re buying. Compare standards to know what you’re receiving in your home.
RCHS setup includes merge of both halves, leveling the home, blocks, vapor cloth, upgraded Xi2 Anchoring System, heat tape, shingles and siding completion, interior and exterior trim work, and all labor and materials to set the home when choosing our turnkey service. Heat tape may be additional with standard service.
RCHS will determine the best method to set your home based on foundation selection and site specifics. Because this will vary among homebuyers, the cost will be quoted to you as a separate item.
When choosing our turnkey service, we’ll include a line item cost for water and sewer connections.
RCHS includes a $150 allowance for propane furnace and range set up. Our preferred vendors will complete the job for this cost including set up of propane tanks(s) and line set. Fireplace set up is customer responsibility.
RCHS will obtain your building permit as part of our turnkey service. The customer is always responsible for their zoning permit.
RCHS will coordinate code inspections, as required by your building permit, as part of our turnkey service.
RCHS basement quotes will include all materials for a completed basement, unless otherwise requested by the customer. Drywall finish may be included for an additional fee.
RCHS includes costs for all required code items in our project proposals.
RCHS will customize steps, decks, & porches to meet your expectations. All designs will be constructed to meet PA Uniform Construction Codes. Our normal steps are 4’x5′ pressure treated wood decking & rails built to code.
RCHS will coordinate installation of utilities as part of our turnkey service.
RCHS will coordinate installation of electric service as part of our turnkey service.
RCHS will coordinate installation of HVAC service as part of our turnkey service.
RCHS will have your home cleaned prior to key turnover as part of our turnkey services. Buyers choosing our standard service can expect a broom swept cleaning.
RCHS provides all new homeowners with an informational binder specific to their home. All manuals, warranties, permit copies, and service information will be included. In addition, we’ll show you utility shutoffs, heating and cooling information, and walk you through the home ensuring your complete satisfaction at key turnover.
RCHS will always provide you with all costs and included items up front and in writing! There are no hidden costs and surprises at the end!
RCHS starts with an allowance for 100% estimated costs. A $1,000 print deposit will be required to provide actual costs specific to your site. Once approved all contracted services will be provided in writing for final approval.
RCHS offers a 1 year warranty beginning the day you receive the keys. Service is completed by our in house crew, allowing us to complete repairs or adjustments in a timely manner.
